Anglo Fortune Capital Group acquired the full management contract for the asset in September 2020 from an underperforming asset manager. The asset, with a prime corner location on Trafalgar square, provides 42,000 sq ft of prime office and retail space and enjoys heavy footfall from Charing Cross Station which will be further increased by the new Cross Rail development.

The property is situated within the City of Westminster and over the next 4 years we are implementing an extensive asset management program to fully enhance the income potential of the asset.

The asset was secured at a preferential yield of 5.7% and provides 58,925 sq ft of office, retail, and a fitness centre over a basement and 6 floors. The asset holds a prime city of London location between the Bank of England and Lloyds Building and occupies majority of an island site.

The asset management team has increased the assets income by 20%, repurposed the basement of the building into a gym in line with consumer requirements and refurbished the asset where necessary, maintaining its condition without excess costs incurred. The asset was reaching it potential and was recommend for sale at a cap rate of 4.5% in 2019 but the client declined to sell the asset due to lack of replacement stock. We have completed two renewals over the lockdown period in London during 2020/2021 demonstrating the strengths of the building and our management capabilities.

The asset provides 28,058 sq ft of office accommodation occupying 6 floors and holds a prime City of London location overlooking the river Thames. The asset management team has been steadily increasing the rental income through letting the vacant floors. As well, the asset underwent an internal refurbishment in 2020 which improved the sustainability of the building. We are exploring options to further enhance the income potential of the asset through the addition of extra square footage. Throughout the pandemic the asset has performed extremely well with zero rental arrears despite over 12 months of lockdown in London.

The asset holds a prime West End location occupying a prominent corner location on Victoria Street. The asset has one major tenant occupying all the office space.

The asset management team have increased the assets retail income by 20%. Over the years, the property has received several unsolicited offers by Middle Eastern and Asian capital which have been declined. Despite the pandemic the tenant is remaining in occupation with the serviced office sector proving resilient as occupiers require additional flexibility in the current.
